The S2 Story


S2 Capital was founded in 2012 by Harold “Skip” Bird and Scott Everett to build a multifamily “value add” investment platform in the Dallas/Ft. Worth area. S2 has acquired over $300 million in “B and C” multifamily communities (over 5,000 units) and successfully invested over $40 million in upgrades and renovations. Our affiliate, S2 Construction LLC, has managed all development projects. The principals of S2 have over 40 years experience in the multifamily and commercial real estate industry and are committed to remaining “hands-on” owners. This dedication to our communities led to the creation of S2’s own management company, S2 Residential.

S2 Residential currently manages 4,000 units throughout the Dallas/Ft. Worth area and is committed to providing the best living experience for its tenants in the respective sub-market. We invest heavily in our people and our properties to insure we maintain these standards of excellence and attribute all of our success to our on-site staff who make it happen day in and day out. Our Corporate Leadership








Michele Flores, Vice President of Operations

Michele is Vice President of Operations for S2 Residential. Prior to joining S2 Residential, Michele spent 5 years with U.S. Residential Group as Regional Vice President for their southwestern region with oversight of 7,000+ units. Her experience includes the rehabilitation and repositioning of properties for short/long term hold from acquisition to disposition. During her career, Michele has been successful in identifying obstacles and creating solutions to maximize value for her portfolio and cultivating great teams on-site. Michele is an AATC Leadership Lyceum Graduate, SAAA Manager of the Year – 1997 and Property Manager of the Year/Outstanding Performance for Capstone Real Estate – 1992, 1995 and 2001.

 

Megan Knauss, Corporate Controller

Megan joined S2 in 2015 and serves as corporate controller. She is responsible for oversight of the accounting function for all S2 managed properties and corporate entities. Prior to joining S2, Megan was a manager in the transaction services advisory group at PwC where she led teams which provided buy-side and sell-side financial due diligence services to both financial and strategic clients with deal values ranging from $5 million to $2 billion. Megan began her career in PwC’s assurance group providing audit services to public and private companies focused in financial services. She received both her Master’s and Bachelor’s degrees in accounting from Texas Tech University and is a Certified Public Accountant (CPA).

 





Skip Bird, Principal

Skip Bird has over 30 years of commercial real estate experience. He was an EVP with Hudson Advisors from 1993-1998 and a principal with Lone Star Fund from 1997 through 1999 and was involved in the asset management of over 100,00 apartment units and over $1B of commercial transactions. As a principal of S2 Capital, he has acquired over $250M of multifamily assets totaling over 4,500 units.

 

Scott Everett, Principal

Scott Everett started his career in Real Estate in 2007 after receiving his license. He formed Royal Ventures, LLC in 2008 to provide brokerage, asset management, and development services for multifamily and commercial investors. In the past 3 years as a principal of S2 Capital, he has acquired over $250M totaling over 4,500 units and managed the design and budget for over $20M of renovations as President of the affiliated S2 Construction Company.
